Unless you are extremely fortunate, you will probably spend quite a bit of time visiting endless homes in search of the perfect property to rent or buy. Here are some tips which will help you save time and protect your sanity. 

- You may be tempted to view every single property that looks half-decent, just in case you miss out on ‘the one’, but this takes time and effort, so be selective.

  • Set time aside for viewing properties.
  • Be discerning, refer back to your list of requirements and make sure that the prospective property meets them.
  • Ask the Estate Agent how long the property has been available or on the market. This will give you an indication of the house’s potential and if the asking price is too high.
  • Ask if the house is ‘under offer’, if so, it may be a waste of time.
  • Examine photos of the property, do they interest you?
  • Never set your heart on a particular home, until you have stepped inside. Photos can be deceiving.
  • Don’t take the Estate Agent’s word, only you will know if the house is right for you and if it suites your needs.
  • Patience is a virtue, be prepared to wait for your ideal home. Never make an offer, just because you are fed up of looking, you will most definitely regret it in the long run.

Once you have narrowed down your selection, contact your Estate Agent to arrange a viewing.
 
When viewing a house, ask the following questions:

  • Why is the house for sale/rent?
  • Ask what comes with the house (e.g. fixtures and fittings).
  • When is the house available for occupation?
  • What costs are involved?

View a house in daylight and remember that empty rooms look very spacious. Trust your gut... and if you really like it, make an offer sooner rather than later.
